Shop more than one institution, because the spread in rates and costs is real. A quarter-point difference in your interest rate adds up to around twenty thousand dollars over a thirty-year loan on a four hundred thousand dollar mortgage. Lender fees vary too. Ask each lender for a Loan Estimate document, which breaks down all costs in a standardized format.

The inspection is where the marketing copy meets reality. Schedule it and attend in person if at all possible. A good home inspector will walk you through what they are finding as they go, and you will learn more about the property in three hours than in any number of showing visits.

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out how long the listing has been active. A listing that has been sitting for six weeks with no price adjustment is a fundamentally different negotiation than one that just hit the market at an aggressive price.

For buyers with a real reason to be in a specific place for the foreseeable future, this market is workable, even if it is not cheap or easy. The homes that meet real criteria at a realistic price are still moving. They are going to the people who did the homework before they started looking at listings.

Buyers who take the time to do their homework tend to find that opportunities exist even when conditions look difficult on paper. Spending twenty minutes with current homes for sale and market analytics is a better use of your time than waiting for conditions that may never arrive.
